What to ask when looking at our future homestead property?

Is there a house on the property?

How old is the house?

What is the square footage?

How many bedrooms and bathrooms?

How is the plumbing? How old is the plumbing? Are there any clay pipes?

Does the house have electricity? How old is the wiring? 

What condition is the roof and the foundation in?

Has there been any updates? Does it need to be updated? What needs to be updated?

How is the property accessed?

Are utilities available to the property? Water? What Water rights come with the property? Domestic and Irrigation? Is the well adequate? How old is the septic tank? Where is the drain field? Power?

If there is trees on the land, what is it like? what is the age of the trees, is it planted or natural?

Has the property been surveyed, and are boundaries marked?

Who are the neighbors?

Are there any easements on the property for adjoining owners, conservation, utilities, etc.?

Are there any known environmental concerns?

How is this property zoned? Is it agricultural, residential, and commercial?

Are there any zoning restrictions? Covenants? HOAs?

What are the annual property taxes?

Have the owners received notice from any governmental agency about possible assessments or actions in the near future that would affect this property?

What are the land features?

Are there internal roads and trails?

Does the land drain well or does it stay wet for much of the year?

Does it have potential?

Is it BIG enough for all my future goals?

Is the current layout conducive to my plans?

 What are the winters like?

What is the growing season like, and how long is it?

Is it in my price-range? How much will any improvements cost?

What are the outbuildings like? Can I start using them right away?

Is there a place for the chickens?

How far is it to town?

What are possible hazards?   Snakes, wildlife, tornadoes, blizzards, floods, drought, hurricanes, etc.
